Capital Economics expects the housing crisis to end this year, according to a report released Tuesday. One of the reasons: loosening credit.
The analytics firm notes the average credit score required to attain a mortgage loan is 700. While this is higher than scores required prior to the crisis, it is constant with requirements one year ago.
Additionally, a Fed Senior Loan Officer Survey found credit requirements in the fourth quarter were consistent with the past three quarters.
However, other market indicators point not just to a stabilization of mortgage lending standards, but also a loosening of credit availability.
Banks are now lending amounts up to 3.5 times borrower earnings. This is up from a low during the crisis of 3.2 times borrower earnings.
Banks are also loosening loan-to-value ratios (LTV), which Capital Economics denotes “the clearest sign yet of an improvement in mortgage credit conditions.”
In contrast to a low of 74 percent reached in mid-2010, banks are now lending at 82 percent LTV.
While credit conditions may have loosened slightly, some potential homebuyers are still struggling with credit requirements. In fact, Capital Economics points out that in November 8 percent of contract cancellations were the result of a potential buyer not qualifying for a loan.
Additionally, Capital Economics says “any improvement in credit conditions won’t be significant enough to generate actual house price gains,” and potential ramifications from the euro-zone pose a threat to future credit availability.

I’m not a huge food connoisseur, but I just don’t understand what the big deal is about Husk. I just saw this article on the Village Voice’s website about how wonderful Husk was. The article said that they don’t know if Husk is the BEST new restaurant of 2011 as stated in Bon Appetit magazine, but it is definitely in the running. I went there for dinner a few months ago and remember getting bread with their special arterie clogging pork butter which which in Husks defense, I guess that traditionally speaking southern food isn’t necessarily supposed to be healthy. Then I ordered fish for my main course which ironically enough seemed surprisingly small and I don’t remember thinking that it was that special. Now after reading the Village Voice article, I am dying to go back. I just want to know why everyone thinks this restaurant is so great. To be continued…

Blue Bicycle Books is holding the first annual Charleston Young Adult Book festival also known as the YALLFest this weekend. The event will be featuring 26 of the country’s best young adult authors including 10 who have been on the New York Times best seller’s list such as Heather Brewer (Vladimir Todd), Katie Crouch (Men and Dogs) and David Levithan (Will Grayson) who also wrote book turned major motion picture Nick and Norah’s Infinite Playlist. The festival is tomorrow from 10 AM to 6 PM with book signings, literary panels and interviews.
Another wonderful detail about the event is that Disher, Hamrick and Myers’ own real estate agent Joyce L. King is hosting a cocktail party tonight for all of the contributors.

The finest home in Charleston, the Sword Gate House, made the top ten list on toptenrealestatedeals.com along with some of the most interesting real estate in the country including the childhood home of the Hansons, Cheryl Crow’s stomping grounds and Warren Buffett’s Laguna Beach mansion. The Sword Gate House was ranked number six on the list with the title, “Mansion of the Week,” focusing on the “cutting edge” renovations, the home’s original features and historic charm. As usual the fabulous home’s popularity precedes it.
